Sleeps 1 - 4 people

The Flat at 14 Llanbadarn Rd is a newly converted ground floor flat conveniently located on Llanbadarn Rd just on the edge of Aberystwyth. The Flat opens on to a private rear garden and parking space. The access to the flat is at the rear of the property through the garden. There is a separate maisonette above which is accessed from the front of the property and which has no access to the rear garden.

 A patio door leads  into a kitchen/diner (fully equipped with electric cooker, fridge/freezer, microwave, toaster, iron and washer/dryer. The living room leads off the kitchen and has a pull out bed settee (three quarter size)  and colour TV, VCR, DVD player and radio.  Beyond is the bathroom (bath with shower over) and large bedroom (with double bed and 2ft 6ins bunk beds). The flat is suitable for a max of 4 people.  

Guests with wireless enabled laptops can connect to Broadband Internet free of charge

The flat will be ready by 4.pm on the day of arrival and should be vacated by 10.30 am on the day of departure (we can usually be flexible with these times subject to prior arrangement)  

The flat has full gas central heating with the hot water and heating provided by a combination boiler. The gas and electricity meters will be read at the start of the holiday and you will be asked to read the meter at the end of your stay and leave the money for the fuel consumed, charged at the standard domestic rate. As the amount of fuel consumed varies considerably between guests (generally about £2 - £5 in summer and £5 - £15 in winter) we feel it is fairer to charge according to usage and this also discourages waste.

There is a hardstanding for one car in the garden. The garden is enclosed and is accessed through vehicular gates or a pedestrian side door.  The garden has a decked patio area with garden furniture.

 The flat is all on one level and has wide openings for wheel chair access (it would be suitable for a disabled person who has assistance) but has not been furnished with specialised fittings for the disabled.

Bed linen and duvets will be provided plus a bath mat, kitchen towel and tea towels. Personal towels can be provided on request at a small additional charge of £1.50 per person. 

Tea, coffee, milk and biscuits provided on arrival.

 A non returnable deposit of £50 per week is payable on booking, the remainder should be sent two weeks before the commencement of the holiday. Guests from overseas usually pay the deposit by banker's draft or bank transfer and we can usually accept the balance on arrival.

We accept smokers but would ask guests not to smoke in the bedroom and to smoke outside if possible.

We will consider accepting pets on special request, there will be an additional charge of £10 a week.

Access Statement The Flat, 14 Llanbadarn Rd, Aberystwyth

 The Flat is located on level ground with a private car parking space with sufficient width for a wheel chair user to alight from the car. A decking path descends from the car parking space to the entrance to the flat, it has a slight downhill gradient but is fairly wide and would be suitable for a wheel chair. There is a handrail and the decking has been painted with slip proof paint. The flat is all on one level and has wide openings for wheel chair access. The Flat would be suitable for a disabled person who has assistance but has not been furnished with specialised fittings for the disabled.

 Aberystwyth town and the promenade would be fairly accessible from the Flat by wheelchair, as the terrain is fairly flat.

 There is a shop mobility service in Aberystwyth, located in the car park next to the cinema.

Seacroft has a sunny rear yard with patio table and chairs, sloping rear lawned garden with access on to an open area of hillside known as Pendinas, a local nature reserve with lovely views over the surrounding countryside, coast and town.

Parking

There is parking for one car immediately outside Seacroft, additional cars can be parked nearby.

Electricity:-

The first 100 units of electricity and gas consumed per week are included in the price of the holiday. Most guests find this adequate, any additional units will be charged at the normal domestic tariff.

Heating:-

There is gas central heating and additional electric fires. The water is heated by a combination boiler.

Pets:-

An additional charge of £10 per week is made for each pet.

General:-

The house will be ready by 4.00 pm on the day of arrival and should be vacated by 11.00 am on the day of departure. A non returnable deposit of £75 per week is payable on booking, the remainder should be sent two weeks before the commencement of the holiday.

Bed linen and duvets will be provided plus a bath mat, kitchen towel and tea towels. Personal towels can be provided on request at a small additional charge of £1.50 per person.

Access Statement - Seacroft, 23, Dinas Terrace, Aberystwyth

 Seacroft is not well suited to a wheel chair user as there is no ground floor toilet.

 Seacroft is located in an elevated position and therefore the approach road is fairly steep. However the road in front of the Terrace is level and a car can be parked on flat ground outside the property.

 Ground Floor

There are two steps to enter the accommodation. The living room, the bed settee room and the dining room are all on the same level, with a step out from the dining room, through patio doors, to the rear yard which is level and provides an outdoor sitting area. There are two steps up to the kitchen which is located at the rear of the property. The garden is steep and approached by fairly steep steps, the garden  is not suitable for wheel chair access.

 First Floor

Apart from the bed settee room all the other bedrooms are on the first floor. The bathroom is also on the first floor and hasn’t been adapted for wheel chair use.

St Arvans is a 4 storey terraced property situated near the centre of Aberystwyth
within easy walking distance of the university, theatre, shops and the promenade.
The lower ground floor is occupied as a separate holiday flat with access from the
rear of the property The flat has sole access to the rear garden.

 There is no private parking with St Arvans but luggage and passengers can be unloaded on the road outside. There are two steps up to enter the house. There is a living room, kitchen/diner and bathroom on the ground floor, there are 2 steps down and one up to reach the ground floor bathroom.

 Upper Floors

All the sleeping accommodation is upstairs on the first and second floors, plus a second bathroom on the 2nd floor.

 Aberystwyth town and the promenade would be accessible from St Arvans by wheelchair, as the terrain is fairly flat, especially if the wheelchair user had assistance.

 There is a shop mobility facility located in Bath St, in the car park next to the cinema.
